Verify Adjustments Tool
Verify Adjustments Tool (freeware) provides the user with a diagnostic tool that performs a quick verification of the mathematical accuracy of sale price adjustments made by an appraiser to comparable sales. Appraisers try to make adjustments to the sale prices of comparable sales so that after the adjustments are made, the comparable sales are more similar in price & features and hence indicative of the market value of the property that is the subject of an appraisal. Typically these adjustments are subjective "educated guesses" not based on market derived objective statistical econometric analysis. Requires Excel 2000 or later for Windows. |
